Maintenance Manager
Job Summary
Under general direction, the Maintenance Supervisor will coordinate and supervise the work performed by the maintenance department employees (plumbers, locksmiths, HVAC and electricians) who maintain and repair electrical, plumbing, ventilation, locks and other campus building systems. The manager is responsible for technical assignments associated with facilities maintenance and operations, including special events, preventative maintenance, and emergencies.
This full-time, 12-month position reports to the Director of Facilities Management and is subject to evening hours, weekends, and emergency call-outs. This is a working supervisor position and the incumbent may be required to perform repairs in any or all of the maintenance areas.
Duties and Responsibilities
- Plan/prioritize, organize, and direct a diverse staff to meet operational demands
- Establish and implement an on-going preventative maintenance program
- Review work orders and specifications to determine material and labor to complete the work order
- Assist in coordinating the activities of employees in maintenance to ensure the effective and efficient utilization of staff, materials and equipment
- Perform routine inspection of quality of work of direct reports
- Ensure compliance with all OSHA/EPA regulations and other local, state, and federal government regulations
- Evaluate problematic systems or facilities and determine what installation or repair services need to be performed
- Develop and implant technical and non-technical training programs for maintenance staff
- Identify and implement energy saving measures in campus buildings
- Other duties as assigned
Qualifications
Minimum:
- High school diploma or GED
- Five (5) years supervisory experience in the maintenance, repair, renovation and operation of an educational, commercial, or industrial facility
- Valid driver's license
- Technical knowledge of maintenance equipment
- Knowledge and understanding of troubleshooting mechanical, electrical and plumbing.
- Skill in communicating effectively with campus clients, contractors, and support staff both verbally and in writing. Ability to read, write, speak and understand the English language
- Solid supervisory skills to include organization, scheduling, assigning work and ensuring quality standards are met
- Proficient computer/technical skills. Knowledge of Microsoft Office applications such as Outlook, Word, and Excel.
- Experience in managing maintenance work orders (CMMS), formulating, and maintaining shop metric goals.
Preferred:
- Associate degree in engineering, architecture or business administration/ facilities management or related field
- Eight (8) years relevant work experience
- Experience with building automation systems
- Completion of journey level program in skilled trade(s)
Knowledge, Skills, and Abilities:
- Knowledge of the practices, tools and equipment used in the maintenance and repair of buildings and equipment
- Knowledge of appropriate safety precautions and procedures
- Knowledge of basic math
- Ability to effectively supervise personnel and complete all associated personnel actions in a timely and accurate manner
- Ability to effectively plan, organize, direct, and evaluate a diverse staff
- Ability to work in a managerial capacity both vertically and horizontally, to achieve department objectives
- Ability to communicate effectively both orally and in writing
- Ability to interact in an effective and appropriate manner with diverse populations
- Ability to efficiently operate electronic devices (computer, tablet, etc.) and associated software (Outlook, Word, Excel, etc.)
- Ability to maintain confidentiality of records and information
- Ability to handle multiple tasks simultaneously
Working conditions
Indoor, outdoor, office and shop environment; driving from site to site to perform job duties; adverse weather conditions; subject to noise from equipment operation; subject to nights and weekend work; subject to call outs for emergencies.
Physical requirements
Standing and walking for extended periods of time, climbing, bending at the waist, reaching overhead, lift and/or move up to 40 pounds, dexterity of hands and fingers to operate computer terminal, and seeing to observe needed repairs.
