Job Summary

 

Reporting to the maintenance supervisor, this position is responsible for performing routine building maintenance and repairs on mechanical equipment, HVAC, heating, ventilation and air conditioning, plumbing, etc. on residential, commercial and industrial equipment.

 

Duties and Responsibilities

 

  • Responds to campus work orders that relate to mechanical equipment failures.
  • Respond to emergency situations such as HVAC outages in order to minimize or prevent loss of property, damage to research activities, and disruption to critical systems.
  • Install, modify, diagnose, test, repair, calibrate and operate a variety of mechanical, pneumatic, electrical and electronic equipment in HVAC systems
  • Performs alteration, repair, and maintenance of buildings, facilities, and equipment, to include residential, commercial and industrial.
  • Work with other trades to troubleshoot and repair system failures related to all aspects of the HVAC equipment and systems.
  • Inspects buildings and other structures to determine mechanical systems defects and needed repairs making notes and recommendations for repair.
  • Suggest operation strategies for campus HVAC systems to ensure continuous and reliable service.
  • Performs minor electrical repairs on mechanical equipment.
  • Performs monthly maintenance on HVAC equipment, including air handlers, condensers, exhaust fans, boilers, chillers and cooling towers.
  • Works with third party contractors to service, maintain and repair mechanical equipment.
  • Must be able to read and interpret blueprints and schematics.
  • Perform the work in accordance with applicable safety rules and environmental regulatory requirements and maintain records as required according to environmental requirements.
  • Comply with occupational health and safety regulations that apply to work actions and conduct on the job, including the use of personal protective equipment whenever required; report safety infractions to the supervisor.
  • Perform other related duties as required.

 

Qualifications

 

 

  • Completion of High School or equivalent, GED
  • Technical school training in HVAC repair, a plus
  • Current EPA certification
  • Two years working experience in facility maintenance or related trade.
  • Basic understanding of HVAC and electrical.
  • Ability to read, write, speak and understand English fluently.
  • Strong communication and interpersonal skills.
  • Customer service oriented.
  • Ability to meet or exceed the University's attendance and punctuality standards.
  • Ability to evaluate objectively, fairly and consistently.
  • Ability to use common hand tools.
  • Ability to understand and follow instructions.
  • Ability to work in a group or with minimal supervision.
  • Ability to use miscellaneous office equipment (e.g. calculator, computer, fax machine, copier, etc...)
  • Able to work flexible hours.
  • Must be able to be on-call on a rotating schedule.
  • Must be able to work in a team environment.
  • Must possess a valid driver's license.

 

Working conditions

 

  • Some local travel required in surrounding areas.
  • Some evening, night and weekend work will be required as needed.
  • Working in extreme heat or cold conditions will be possible.

 

Physical requirements

 

  • Ability to push 75 pounds and lift 30 pounds. (Material handling)
  • Ability to climb ladder and step ladder.
  • Bending at waist, sitting, kneeling, laying horizontally, climbing, walking, etc., as job may require.
  • Ability to work in extreme heat, cold and noisy areas.
